Modular Kitchen Price in India: Cost by Size and Finish
What a modular kitchen costs in India in 2025 to 2026, using dated price ranges from design firms and portals, what those ranges include, and how to compare quotes fairly.
- Most apartment kitchens
- Rs 2 to 5 lakh (HomeLane, Jan 2026)
- Small kitchen, Delhi
- Rs 1.3 to 2.5 lakh (Design Cafe, May 2026)
- Per sq ft
- Rs 2,200 to 4,500+ (HomeLane, Jan 2026)
- Laminate per running ft
- Rs 9,000 to 14,000 (Livehomes, Sep 2026)
- Civil, plumbing, electrical
- may add 10 to 20% (Design Cafe)
Ask three kitchen companies for a price and you will get three numbers that cannot be compared. One quotes cabinets only, another includes the granite and sink, a third adds the chimney and hob. This guide collects published price ranges from Indian design firms and portals, with the date each was published and what it says it includes, so you can read quotes with some context.
Everything here is informational. Prices change with board, finish, hardware brand, city and the month you buy. None of these figures is our quote, and you should always ask for an itemised estimate from the firm you are considering.
Whole-kitchen price ranges from published sources
The table below sets out what each source published, with its date. Ranges overlap because firms define "basic" and "premium" differently.
| Source (date) | Basic or small | Mid or standard | Premium or large |
|---|---|---|---|
| HomeLane (29 Jan 2026) | Most apartment kitchens Rs 2 to 5 lakh | From Rs 6 lakh | |
| Design Cafe, Delhi (28 May 2026) | Rs 1.5 to 2.5 lakh | Rs 3 to 5 lakh | Rs 6 lakh and above |
| Brick and Bolt (Apr 2025, upd. Aug 2026) | Rs 1.3 to 2.5 lakh | Rs 2.5 to 5 lakh | Rs 5 to 10 lakh+ (luxury Rs 10 lakh+) |
| NoBroker forum, 8 x 10 ft (26 May 2026) | Rs 1.76 to 2.24 lakh | Rs 2.24 to 3.20 lakh | From Rs 3.20 lakh |
Design Cafe also gives ranges by size: small kitchens about Rs 1.3 to 2.5 lakh, medium (2BHK) Rs 3 to 4.5 lakh and large from Rs 5 lakh. Brick and Bolt cites Livspace's minimum of about Rs 1.3 lakh for an average 1BHK kitchen. HomeLane (5 Feb 2026) lists an 8 x 10 ft L-shaped kitchen from about Rs 1.5 lakh, without listing inclusions.
Modular kitchen price per sq ft and per running foot
Two units are common in quotes, and they are not interchangeable.
- Per sq ft is not defined the same way by every source, so ask what area is being measured. HomeLane (Jan 2026) gives Rs 2,200 to Rs 4,500+ per sq ft. The NoBroker forum answer (May 2026) for an 80 sq ft kitchen gives Rs 2,200 to 2,800 per sq ft for basic and Rs 2,800 to 4,000 for mid-range; those rates are applied to the floor area (80 x Rs 2,200 = Rs 1.76 lakh).
- Per running foot means per foot of cabinet length along the wall; ask whether wall units and lofts are included in that rate. Livehomes, a Chennai firm (4 Sep 2026), lists basic laminate at Rs 9,000 to 14,000, premium laminate Rs 12,000 to 18,000, acrylic Rs 15,000 to 22,000 and PU Rs 18,000 to 28,000 per running foot.
When a quote says "per sq ft", ask how the area was measured. A firm measuring full shutter area including lofts will show a bigger area and a lower rate than one measuring only base and wall units.
Some portals publish per sq ft figures by layout that look implausible next to every other source. We have left those out. If you see a number far below every other source, it probably refers to something narrower, such as a laminate sheet rate.
Price by layout
HomeLane lists the cost order from lowest to highest as straight, L, parallel, U and island. Livehomes (Chennai, Sep 2026) puts numbers on it:
| Layout | Livehomes range (Sep 2026) |
|---|---|
| Straight | Rs 1.2 to 2.5 lakh |
| L-shaped | Rs 1.5 to 4 lakh |
| Parallel | Rs 2 to 4.5 lakh |
| U-shaped | Rs 2.5 to 5 lakh |
| Island | Rs 5 lakh+ |
Its sample 2BHK L-shaped kitchen came to Rs 1.58 to 2.98 lakh including cabinets, shutters, hardware, countertop, sink and faucet, and installation, but excluding chimney, hob, appliances, electrical and plumbing work, tiles and GST. That one example shows how much the inclusions list matters. Layout ideas are on our L shape and parallel kitchen pages.
What drives the price up or down
Carcass board. CenturyPly (Jun 2026) lists 18 mm plywood at Rs 125 to 190 per sq ft and HDHMR at Rs 90 to 130. Studio Matrx (May 2026) gives 18 to 19 mm marine ply at Rs 95 to 150, HDHMR Rs 75 to 110 and MDF Rs 35 to 55 per sq ft. Design Cafe describes particle board and MDF as budget cores and plywood or HDHMR as mid to premium.
Shutter finish. Asian Paints Beautiful Homes (Jul 2026) gives finish costs per sq ft: membrane Rs 350 to 800, laminate Rs 400 to 900, acrylic Rs 700 to 1,400, PU Rs 1,200 to 2,500 and lacquered glass Rs 1,500 to 3,000+. Our colour combination page covers how these finishes look together.
Countertop. NoBroker (30 Jun 2026) lists Indian granite at Rs 150 to 500 per sq ft and standard quartz at Rs 250 to 1,200, material only, with fabrication and installation adding Rs 150 to 400. Design Cafe (Feb 2026, upd. Jul 2026) lists granite at Rs 160 to 350 and quartz at Rs 280 to 450 including installation.
Appliances. Kaff's 2026 guide puts an entry 60 cm wall-mount chimney at Rs 6,000 to 10,000 and mid-range 90 cm models at Rs 18,000 to 30,000. Beyond Appliances (Jan 2026) lists mid-range 3 to 4 burner auto-ignition hobs at Rs 8,000 to 20,000. Brick and Bolt says sink, faucet, chimney and hob typically take 10 to 20% of a mid-size budget.
Hardware and accessories. Soft-close drawers, tall pull-outs and corner units add up quickly; ask for them as separate line items.
Civil and services. Design Cafe notes installation, plumbing and electrical changes and civil work may add 10 to 20% if not included.
How to read a modular kitchen quote
- Check the scope line by line. Cabinets, shutters, hardware, countertop, sink, faucet, chimney, hob, backsplash tiles, installation, plumbing, electrical and GST. Mark each as included or excluded.
- Confirm the board for each zone. Ask what carcass sits under the sink. Greenply recommends BWP plywood (IS 710) for the sink unit.
- Ask for the finish per shutter. A quote saying "acrylic" may mean acrylic on visible shutters only.
- Get hardware brands and counts. Number of hinges, drawer channels and baskets, with brand names.
- Clarify how area or length was measured. Per sq ft and per running foot quotes need a drawing to be compared fairly.
- Check GST. Some sources, like HomeLane's cost page, do not state whether GST is included. Ask.
- Get the warranty and timeline in writing.
Ways to cut cost without regretting it
- Choose a straight or L layout if the room allows; HomeLane ranks them as the lower-cost layouts.
- Use BWP plywood only where water is a risk, and a cheaper core elsewhere if your budget needs it.
- Pick laminate shutters over acrylic or PU; save gloss for a few uppers if you want shine.
- Keep wall cabinets to one run and use open shelves on the other wall.
- Buy appliances separately during sales instead of bundling them into the kitchen quote.
- Add accessories like corner units and organisers in a second phase.

A note on dates and change
Every figure on this page carries a date because prices move with board, metal and labour costs, and with each firm's offers. Figures from early 2025 may already look low next to late 2026 quotes. Use these ranges to sense-check a quote, not to bargain from. If a quote is far outside every range above, ask the firm to explain what is included.
Frequently asked questions
Modular kitchen ka price kitna hota hai?
Published ranges vary. HomeLane (Jan 2026) says most apartment kitchens cost about Rs 2 to 5 lakh for cabinets, shutters, delivery and fitting. Design Cafe's Delhi guide (May 2026) lists basic at Rs 1.5 to 2.5 lakh, mid at Rs 3 to 5 lakh and premium from Rs 6 lakh. Countertops, appliances and civil work are often charged extra.
What is the modular kitchen price per sq ft in India?
HomeLane (Jan 2026) lists Rs 2,200 to Rs 4,500+ per sq ft. A NoBroker forum answer (May 2026) for an 8 x 10 ft kitchen gives Rs 2,200 to 2,800 for basic and Rs 2,800 to 4,000 for mid-range. Check how the area is measured: the NoBroker figures work out on floor area, but other firms may use cabinet or shutter area.
How much does an 8 x 10 ft modular kitchen cost?
The NoBroker forum answer (26 May 2026) estimates basic at Rs 1.76 to 2.24 lakh, mid at Rs 2.24 to 3.20 lakh and premium from Rs 3.20 lakh. HomeLane (Feb 2026) lists an 8 x 10 ft L-shaped kitchen from about Rs 1.5 lakh without listing inclusions. Your city, board and finish will move the number.
Is the countertop included in a modular kitchen price?
Often not. Design Cafe says the countertop is charged separately, and Brick and Bolt notes appliances, countertop and civil work are often separate. Livehomes' Chennai sample did include the countertop, sink and faucet. Always check the inclusions list before comparing two quotes.
Which is cheaper, acrylic or laminate kitchen?
Laminate is cheaper. Asian Paints Beautiful Homes (Jul 2026) lists laminate finishes at about Rs 400 to 900 per sq ft and acrylic at Rs 700 to 1,400. Livehomes (Sep 2026) gives basic laminate at Rs 9,000 to 14,000 per running foot against Rs 15,000 to 22,000 for acrylic. Acrylic gives a mirror gloss but shows fingerprints and fine scratches.
Does the modular kitchen price include GST?
It depends on the firm. HomeLane's cost page does not state whether GST is included, and Livehomes' sample quote excludes it. Ask every firm to show GST as a separate line so you can compare totals fairly. Tax rules change, so check the current rate on the invoice.
